Much of Midway’s housing went up recently along the US-52 corridor, so we are rarely dealing with corroded galvanized or cast iron here. Instead the work is PEX manifolds, high-efficiency condensing furnaces, tankless water heaters, and zoned heat pump systems — equipment that is more efficient and more sophisticated, and consequently has more that can go out of adjustment.

The most common Midway calls are things a homeowner reasonably expects a new house not to do: a tankless unit throwing an error and delivering cold water mid-shower, condensate drains on high-efficiency furnaces blocking and shutting the system down, and rooms that never quite reach temperature because the zoning was balanced on paper rather than in the house.

We also see the tail end of builder installation shortcuts — fittings left accessible but not secured, undersized returns, condensate routed somewhere convenient rather than somewhere correct. None of it is dramatic, all of it surfaces around years three to eight, and most of it is straightforward once someone actually looks at it properly.

Midway questions

My tankless heater is only a few years old and keeps giving cold water. Why?

Tankless units are sensitive to three things: scale on the heat exchanger, venting, and adequate gas supply. A unit that ran fine for two years and now faults is usually telling you it needs descaling, especially on harder water. It is maintenance, not failure.

My house is new. Why does one room never reach temperature?

Zoning and duct balance are calculated during design and often never verified once the house is built. We measure airflow and temperature room by room and adjust the system, which is nearly always cheaper and more effective than adding equipment.

Will service work affect my builder warranty?

Tell us what is still under warranty and we will work with it — sometimes the right advice is to have the builder or manufacturer cover it rather than pay us. We will say so when that is the case.
